Remodel Plans have a special place in my heart developed over many years! Additions offer a special Design challenge, you want the addition to be functional as well as being pleasing to the eye, and still come in on budget.
Do it in phases!
This is a first phase addition which will enable the homeowner to access the basement without entering through the original exterior door. The house is a period style which originally had a back porch with an almost flat roof a prior owner had enclosed and made into a laundry room.The roof leaked due to the pitch and didn’t fit the style of the home. The homeowner wanted the original porch removed and a proper foundation installed with stairs accessing the outdoors as well as the basement.
The design required engineering to account for the height of the foundation and the multiple windows which allowed viewing a spectacular garden feature.
The following addition was drawn for a home in senior estates located in Woodburn Oregon. The original houses are quite small as are the bedrooms. The homeowner wanted to upgrade one bedroom for her new master suite leaving the 2nd bedroom for her adult son with health issues.
This remodel/addition was drawn for a couple in the Oregon City area. They already had one child and were expecting another and as such wanted to improve their living space to better accommodate their needs. The Master Bedroom was primary, the existing being small and having little closet space and a tiny bathroom.
Remove the sunken Living Room
Further, they wanted the existing sunken living room floor raised to match of the balance of the home. The French doors were added to close off the room as needed.
Add a Mud Room
The couple wanted a mud room incorporated into the existing utility room with a bench to remove shoes as well as storage for rain gear.
Next, the addition of double French doors leading outdoors to the back deck from the Great Room.
This addition/remodel also included new cabinets and a more functional kitchen layout with granite countertops.
Designing Additions that work!
The design that follows was for a couple in Salem who have an expanding family. One of their stipulations was that the design include a Mother in law suite. She (the mother in law) wanted to be able to come and go maintaining her independence.
